Some Instances Where Roof Repair Will Serve the Purpose and One Doesn’t Need to Replace the Roof

Roof replacement is an expensive affair compared to roof repair. In some extraordinary circumstances where the roof is severely damaged, such as a portion of the roof has caved in due to a storm or cyclone, or storm or a heavy object falling over the roof. The other circumstances in which you will have to change the roof is due to shoddy workmanship when the roof was initially laid and if the roof has become old and cannot be salvaged. As part of the annual roof maintenance, it is important to get your roof inspected and if any problems are found, roof repair services can be availed to fix them before the damage escalates. This is the best way to avert roof replacement.

There are many instances in which a complete roof replacement is inevitable such as –

  • If there are signs of cracks, then shingles will have to be replaced and how many shingles will have to be replaced depends on how soon the problem is caught and fixed.
  • Wind damages on the roof lead to exposed spots when the shingles come out. When the shingles are pulled out the nail and sealant also get damaged requiring extensive repair and replacement work.
  • If there are exposed nails on the roof, they are likely to get rusted and cause leakages because of which the roof will have to be replaced.
  • As the roof ages, it will lose granules and the entire roof will have to be replaced.
  • Shingles’ curling is a common cause for bigger issues such as leakages. This occurs mostly because the shingles weren’t laid properly in the first instance. If they aren’t spotted and treated early, they will have to be replaced.

Yet there are instances, where if the problem is caught early, it can be repaired. These instances include –

  • Properly installed metal flashings prevent leaks in places where shingles touch surfaces such as the chimney and walls. If instead of flashings the roofers have put slather on roof cement to save costs, then it will only work temporarily on sealing out water. However, the slather will soon harden and crack and cause leaks. If there is heavy tar-like patchwork on the roof, it must be fixed before it leaks and leads to interior damage. So, be wise and don’t call any “local roof company near me”. DO your homework and find someone with a good reputation for not stinting on their work.
  • If there is a wide chimney on your roof, it is a potential source for acting as a dam on your roof which will lead to moisture build up and rust flashings and root the wood. So, for any chimney wider than 30-inches, a “cricket” or “saddle” must be installed so that water and debris around the chimney will be directed off the roof. If your roof doesn’t have chimney cricket, then check for holes rusting and do not rush to replace the roof if things are fine.
  • If your roof is missing kick-out flashing, then there are chances that all the water from the roof will flow down the wall and possibly seep into the walls. This can worsen if there are doors or windows below and the water will seep behind the trim. If there isn’t one, have a kick-out flashing installed instead of replacing the roof or call for roof repair services to fix the damages.

A roof replacement is an extreme solution that can be averted by regularly conducting a visual inspection of your roof and having proper maintenance services from a reputed “local roof company near me”.
